Visual Inspection & Workmanship Standards

1. Standard of Work

Picasso Painting is committed to delivering professional, high-quality workmanship that meets or exceeds accepted residential and commercial painting industry standards. Due to the nature of painting and finishing work, a perfectly flawless surface cannot be guaranteed.

2. Visual Inspection Standard

The completed work shall be evaluated under the following conditions:

  • Inspection shall be performed from a normal standing position.
  • Viewing distance shall be approximately 5 to 6 feet (1.5–1.8 meters) from the painted surface.
  • Inspection shall be performed under normal interior lighting or natural daylight.
  • Flashlights, spotlights, work lights, cell phone flashlights, laser lights, magnifying glasses, or any other artificial inspection methods shall not be used to evaluate workmanship.
  • Surfaces shall not be inspected from extreme side angles intended to highlight minor imperfections.

Any minor cosmetic variations that are not readily visible under these normal viewing conditions shall be considered acceptable workmanship.

3. Existing Surface Conditions

Picasso Painting is not responsible for defects that existed before painting, including but not limited to:

  • Drywall imperfections
  • Poor drywall finishing
  • Uneven textures
  • Nail pops
  • Previous patch repairs
  • Wood movement
  • Cracks
  • Previous paint failures
  • Waves in walls or ceilings
  • Existing caulking defects
  • Structural movement
  • Repairs performed by other contractors

Paint can sometimes make pre-existing imperfections more noticeable. These conditions are not considered painting defects.

4. Blue Tape Inspection

Blue tape may be used only to identify legitimate paint related touch-ups.

Blue tape shall not be used to identify:

  • Existing drywall imperfections
  • Existing framing issues
  • Previous contractor defects
  • Surface waviness
  • Manufacturing defects
  • Wood grain characteristics
  • Natural material variations
  • Microscopic imperfections visible only under special lighting

Picasso Painting reserves the right to remove any blue tape placed on conditions that fall outside the agreed scope of work.

5. Normal Paint Characteristics

The following are considered normal and acceptable characteristics of a professional paint job:

  • Minor brush or roller texture
  • Slight sheen differences due to lighting angle
  • Normal touch-up blending
  • Natural wood grain visibility
  • Minor caulk shrinkage
  • Hairline settlement cracks after completion
  • Normal paint curing variations

These conditions are not workmanship defects.

6. Touch-Ups

Picasso Painting will correct workmanship defects reported during the final walkthrough.

Touch-ups are limited to paint application issues directly caused by Picasso Painting and do not include:

  • Damage caused after completion
  • Damage caused by other contractors
  • Furniture movement
  • Cleaning crews
  • Homeowner activities
  • Pets
  • Moisture or water damage
  • Structural movement
  • Settlement cracks occurring after completion
7. Lighting Conditions

Different lighting conditions may reveal minor surface irregularities that are invisible under normal lighting.

Workmanship shall not be judged under:

  • Flashlights
  • LED inspection lights
  • Raking light
  • Side lighting
  • Temporary construction lighting
  • Bright work lights

These lighting methods exaggerate surface irregularities and are not recognized as industry standards for final acceptance.

8. Final Acceptance

The final walkthrough shall determine any legitimate touch-up items.

Once all agreed punch-list items have been completed, the project shall be considered substantially complete and accepted.

Additional cosmetic requests beyond the agreed scope may be treated as extra work and billed accordingly.

9. Scope of Responsibility

Picasso Painting’s responsibility is limited to the work specifically included in the signed proposal.

Picasso Painting is not responsible for correcting defects resulting from:

  • Other contractors
  • Existing construction deficiencies
  • Building movement
  • Improper drywall installation
  • Improper framing
  • Manufacturer defects
  • Moisture intrusion
  • Water leaks
  • Mold
  • Structural settlement
  • Poor previous repairs
10. Industry Standards

Unless otherwise specified in writing, all work shall conform to generally accepted professional painting industry standards rather than a “perfect” or “museum-quality” finish.

The client acknowledges that paint is a decorative finish and cannot correct underlying construction defects.

11. One-Time Punch List & Final Walkthrough

To ensure an efficient and fair project closeout, Picasso Painting provides one (1) final walkthrough with the Client upon substantial completion of the project.

During this walkthrough, the Client shall identify all legitimate paint-related touch-up items. Picasso Painting will prepare and complete a single punch list based on those items.

Once the agreed punch list has been completed, the project shall be deemed fully completed and accepted, and all workmanship obligations under the original contract shall be considered satisfied.

Any additional requests made after the completion of the punch list including new blue tape markings, cosmetic concerns, or additional touch-ups shall be considered new work and may be subject to additional labor and material charges.

This policy also applies if:

  • Other contractors perform work after Picasso Painting has completed the project.
  • Furniture is moved after completion.
  • The property is cleaned by third parties.
  • Damage occurs after the final walkthrough.
  • The Client identifies new cosmetic items after the punch list has been completed.
  • Different lighting conditions reveal minor cosmetic variations not observed during the final walkthrough.

The Client agrees that no additional punch lists or repeated inspections are included unless specifically agreed to in writing.

12. No Repeated Blue Tape Inspections

Blue tape inspections are permitted one time only during the scheduled final walkthrough.

After Picasso Painting completes the agreed punch list, the Client shall not conduct additional blue tape inspections or create subsequent punch lists under the original contract.

Any subsequent inspection requested by the Client shall be treated as a separate service call and may be billed at Picasso Painting’s current service rates, including labor, travel time, and materials.

Client Acknowledgment

By signing this agreement, the Client acknowledges that:

  • They have read and understood these Visual Inspection Standards.
  • They agree that the final workmanship will be evaluated using these standards.
  • They understand that pre-existing defects are outside the responsibility of Picasso Painting.
  • They agree that cosmetic issues visible only under artificial inspection methods are not considered workmanship defects.
  • They understand that blue tape may only be used to identify legitimate paint application issues covered by the contract.
